Construction Manager (CM) as Agent

Under the standard construction manager as agent delivery method, ICS acts as a third-party manager during the pre-construction and/or construction phase.

We’d like to discuss with you how we can make a positive contribution on your project.

A CM contracted as an Owner’s agent primarily provides the benefit of independent, professional services given on the Owner’s behalf throughout the project.  The CM takes no financial position in the project and maintains a responsibility to act on the Owner’s behalf and provide impartial advice during the development of the project build out. This method provides the Owner with an increased level of cost control as he has the opportunity to be involved at each stage of the process from pre-construction and construction phases to subcontractor selection and hiring.

Construction Manager (CM) at Risk

Under the standard construction manager at risk delivery method, ICS serves as a general contractor and performs at–risk work under a guaranteed maximum price (GMP).

Under this method ICS provides management assistance to the owner prior to construction, offering schedule, budget and constructability advice during the project-planning phase. The added advantage is that the manager at-risk includes a guaranteed price (GMP) and/or schedule for the project.  The CM will hold contracts with subcontractors directly and will seek a fee commensurate with services and risks undertaken.

Owner’s Representative

As his representative, ICS advises the Owner on pre-construction and construction related aspects and can act as an extension of the Owner’s staff providing support from its engineers, schedulers and cost estimators.

As the Owner’s representative ICS’s primary role in the project is to advise the owner on pre-construction and construction aspects, including the day-to-day activities and responsibilities involved during the various phases of the planning, site preparation, design and construction.  Additionally, ICS can provide recommendations relating to design, constructability, construction costs, scheduling, and other necessary decisions.

General Contractor

On a special case basis, ICS can perform construction works as a General Contractor (GC).

ICS will perform construction works under the GC delivery method on those projects where it believes it can make a positive contribution to project success.  As GC, ICS will enter into trade contracts directly and perform works in accordance with the Owner’s construction requirements under a Lump Sum, Cost Plus or other compensation agreement that develops a win-win agreement for both parties.
